Logistic centres have been developing in Poland since the 1990s, but it was not until the 21st century that they started to grow intensively. Not only local and national, but also global facilities are being built. What decided about that?
Poland is attractive for the development of logistics facilities.
Today, there are dozen of logistics center in various sizes operating in Poland, and the new ones are constantly being set up. It is influenced by many factors, but the most important are:
- geographical location,
- attractive land prices,
- low labour costs,
- good transport infrastructure.
Its location in the central part of Central and Eastern Europe makes Poland a link between Western and Eastern Europe and between Southern and Northern Europe. This encourages the development of transit throught our country. The rapid growth of the e-commerce industry albo played a significant role. Developers, due to large resources and attractive land prices, are willing to invest in the construction of logistic centre for rent, it is also attractive for companies. Renting a full-service warehouse is cheaper than building your own. The largest logistic centres in Poland (several dozen thousand m2) are very often built in areas where there is high unemployment and it is easy to employ specialists in various fields. Not without significance are also labour costs, which are much lower than in other EU countries.
How are logistic centres built?
The latest industrial construction technologies are used in the construction of the logistics centre, which simultaneously ensure the functionality of the facility, low operating costs and environmental sustainability. Structures must be lightweight and with maximum use of daylight. The materials filling the facades and covering the roofs of the facilities must be of the highest thermal and fire class, which is why high-quality prefabricated elements in the form of wall and roof composite panels are used for this purpose. Additionally, they must be equipped with high-speed internet connection, phone lines and emergency electrical power.
Where are logistic centres being built?
Logistic centres play a key role in supply chains, they reduce time, delivery costs and high level of service. Modern logistics centres are built in areas that guarantee fast transport link, i.e. near motorways and major transport hubs. This allows you to change the direction of delivery quickly. Logistic centres are very complex economic structures that have to serve companies comprehensively. Apart from the warehouse space, the centre must also include loading ramps, car parks, office buildings, social facilities for employees and drivers. Logistic centres are built by specialised companies implementing the investment from the design to the final effect.
